Sell off‑market in the DMV

Sell quietly. Sell as‑is. Sell on your timeline.

A private sale to a vetted buyer network through a licensed brokerage. No sign in the yard, no public listing, no strangers walking through your home.

Who this is for

Built for real situations, not just houses.

Inherited or estate property.

You inherited a house and you are not sure what to do with it. I coordinate the settlement side with established title attorneys so the paperwork gets done correctly, and you never touch a cleanout.

Behind on taxes or payments.

Balances and liens sound scarier than they are. Almost all of it resolves at the closing table, and the penalties stop the day we close.

Tired landlord, tenant in place.

Managing from a distance gets old. Tenant-occupied sales are normal here, and lease situations are handled respectfully and legally.

Privacy matters.

Some owners simply do not want the neighborhood watching. A quiet, professionally managed sale keeps your business yours.

How it works

Five steps. Zero pressure.

01

Email me the address.

That is genuinely all it takes to start. I begin the research the same day.

02

One conversation.

Fifteen minutes on your situation and what a good outcome looks like for you. I am transparent up front: I am a licensed professional, not a cash-buyer knocking on doors.

03

Three real numbers.

The off-market cash figure, what a listing would likely net, and the timeline for each. Side by side, in writing.

04

You pick the path.

Off-market sale, traditional listing, or wait. No obligation, and I will tell you honestly if waiting serves you better.

05

Close on your schedule.

Title handles liens and payoffs at the table. Need to stay a while after closing? We build it into the deal.

Questions

Off‑market, answered.

Do I need to clean out or repair anything?

No. My buyers take the property exactly as it sits: no repairs, no cleanouts, no staging, no showings. If there is a house full of belongings, we handle that after closing.

How fast can this actually close?

Two week closings are normal, and I have closed in as little as ten days when the situation called for it. You pick the date, and if you need more time we can build that in.

I owe back taxes. Is that a problem?

Usually not. The purchase can be structured so back taxes and liens are paid off at the closing table, which stops the penalties. If keeping the home is your real goal, I will say so and point you to financing options instead.

What if I need to stay in the house after closing?

We can structure post-closing occupancy into the deal, so you close now and move on your own schedule. That flexibility is one advantage of working with a licensed brokerage instead of a one-size-fits-all cash buyer.

How do I know your offer is fair?

Because I show you the alternative in writing. You get three real numbers: the off-market cash figure, what listing would likely net after time and repairs, and the timeline for each. If listing is genuinely better for you, I will tell you directly.

Ready for a real number?

Send me the address. I’ll do the rest.

Three real numbers this week. No pitch, no obligation, nothing to sign to have a conversation.
